Phase 1: Order Intake & Escrow Opening

Secure Submission: Once a sales contract or loan request is submitted to us, a dedicated escrow file is established immediately.

Earnest Money Deposit (EMD): We securely receive and hold earnest money funds in a fully compliant, audited escrow account, issuing immediate digital receipts to all parties.

Phase 2: Comprehensive Title Examination

Public Records Search: Our experienced examiners conduct an exhaustive search of municipal land archives, tax records, and judicial liens to trace the property’s ownership history.
Curative Work: If any title defects are discovered (such as unreleased mortgages, tax liens, or boundary disputes), our team proactively works to resolve them, ensuring a clean transfer of ownership.

Phase 3: Pre-Closing & Document Preparation

Collaborative Underwriting: We coordinate directly with the lender and real estate agents to balance the Closing Disclosure (CD) or ALTA Settlement Statement, ensuring every fee is accurate down to the penny.
Title Commitment: We issue a formal title commitment detailing the exact insurance protection to be provided upon closing.

Phase 4: The Closing & Policy Issuance

Signing & Funding: On closing day, our professional closing officers guide you through the document execution. Funds are securely disbursed via wire transfer or certified check.
Recording & Protection: We record the new deeds and mortgages with the Franklin County Recorder of Deeds and issue your final Owner’s and Lender’s Title Insurance policies, securing your property rights permanently.

1031 Like Kind Exchange
WHAT IS A 1031 EXCHANGE? Thanks to IRC Section 1031, a properly structured 1031 exchange allows an investor to sell a property, to reinvest the proceeds in a new property and to defer all capital gain taxes. IRC Section 1031 (a)(1) states: "No gain or loss shall be recognized on the exchange of property held for productive use in a trade or business or for investment, if such property is exchanged solely for property of like-kind which is to be held either for productive use in a trade or business or for investment."
Title Insurance
Why do you need title insurance? To protect possibly the most important investment you'll ever make - the investment in real estate. Title insurance will pay for defending against any lawsuit attacking the title as insured, and will clear up the title issue or pay the insured's losses.
